Homeowners Association and Commercial Association Management

At Durango Property Management we are committed to our partnerships with our Homeowner Associations and Commercial Owner Associations. We are fully insured and have three full time licensed Colorado Brokers and a support staff to assist the Associations and its members. As residents of La Plata County ourselves, we understand the importance of strong relationships. We limit the number of HOAs that we manage so that we can maintain our strong partnerships and prompt response times.

Below is a partial list of the HOA and COA services that we perform:

  • Invoice members for HOA dues and any Special Assessments
  • Collect Association dues
  • Pay Association expenses
  • Reconcile the Association’s bank account(s) monthly
  • Provide the Association with quarterly reconciliation reports
  • Review the Association’s insurance coverage with the Board of Directors and the Association’s insurance agent
  • Obtain quotes for insurance
  • Maintain records of all insurance coverage carried by the Association
  • Organize and attend annual Member Meetings and annual Board Meetings
  • Prepare and distribute meeting notices, agenda, minutes, and financial statements for the meetings
  • Assist the Board in preparation of an annual budget
  • Track Association actual expenses vs budgeted expenses
  • Field and address calls and emails from homeowners
  • Maintain governing documents, meeting minutes & budgets
  • Assist the Board with enforcement of the Association’s governing documents
  • Prepare and provide quarterly financial reports to Owners
  • Obtain bids from contractors and vendors for needed services and maintenance
  • Oversee and coordinate contractors and vendors as directed by the Board for snow removal, landscaping, maintenance and common area repairs
  • Provide governing documents to Sellers / Buyers and closing information to Title Companies
  • Maintain Association registration with the Colorado Secretary of State (SOS) and the Colorado Department of Regulatory Agencies (DORA) Division of Real Estate
  • Perform in-person common area inspections of the property
  • Maintain a current homeowner membership list
  • Enforce the Association’s Conditions, Covenants and Restrictions
